Available Industrial Sites

1.     FRANKLIN TECH PARK
The Franklin Tech Park offers large tracts of land with immediate interstate access and prime visibility.  The +/- 400 acres (located immediately southeast of the interchange of Interstate #65 and State Road #44) has been previously established as an Economic Revitalization Area, and many policies for the promotion of industrial / office growth have been passed by governing authorities.  Substantial infrastructure and utility construction projects will be undertaken in early 2002 to ensure adequate service to any potential investor.  Included within these projects, the City of Franklin has begun the extension of a +/- 30 inch sanitary sewer interceptor line to the southern end of the Franklin Tech Park property to ensure the availability of sewer service for generations.

Please contact Denison Properties, Inc, 200 Century Building; 36 South Pennsylvania Street; Indianapolis, IN 46204 (ph: 317.655.3112) for further information regarding the Franklin Tech Park.

2.     FRANKLIN EASTSIDE BUSINESS PARK
Industrial Development East of the Interstate is a relatively recent phenomenon. The location of Mitsubishi Heavy Industries, and the approvals of the Franklin Eastside Business Park have provided the framework for continued light industrial / office space development in this area. The overall lack of development in this area can possibly be attributed to the lack of quality infrastructure East of I-65. The Franklin Board of Public Works and safety took substantial steps toward improving this perceived lack of infrastructure in late Summer 2001, by approving a large sanitary sewer extension, which will provide sanitary service to, literally, thousands of acres East of the Interstate.  The Franklin Eastside Business Park is currently served by full utilities, including adequate sanitary sewer service, water, natural gas, and telephone / telecommunications.

3.     FRANKLIN BUSINESS & INDUSTRIAL PARK
The Franklin Industrial Park area is well suited for a heavy industrial base. This area is equipped with excellent rail access, as well as suitable vehicular access. Many firms that consider this area do so with the need for rail access in mind. Firms that have located within this area are the Musicland Distribution Center, Owens-Illinois, and Pridegeon and Clay.  Recently, approximately 300 acres in this area were approved as an Economic Revitalization Area by the City of Franklin.  The Franklin Industrial & Business Parks are currently served by full utilities, including adequate sanitary sewer service, water, natural gas, and telephone / telecommunications.
